Project summary

Period property becomes contemporary home

Already a stunning London townhouse, this project was about preserving its traditional external character, while transforming the inside to suit modern living. Including a contemporary rear extension and significant reconfiguration of the internal layout, our client wanted to create more flexible living spaces that felt brighter and airier – without compromising the period aesthetic.

Our role
DSA developed and delivered the full structural strategy for the refurbishment and extension, introducing the new structural openings to create big, airy living spaces. Given the age of the building, we also planned a robust temporary works scheme, essential in achieving the open-plan arrangement required, maintaining stability at every stage of construction.

Challenges and solutions
Older properties often bring wonderful engineering challenges and this one didn’t disappoint. We found various inconsistencies in the existing fabric of the house, shallow foundations and a minimal tolerance for movement.

We overcame these by carrying out targeted intrusive investigations to fully understand the finer detail and used these findings to locally strengthen areas with discreet steelwork. We also developed a foundation solution that protected the neighbouring properties from any impact.

Unexpected findings
Once strip out began there were a few surprises that didn’t track with the historic drawings we had obtained. Hidden defects and unusual construction details came to light which we quickly responded to by adapting our structural designs, efficiently keeping the programme on track and the architectural vision in sight.

Summary
After almost two years of planning, investigations, design and construction the pictures evidence the success of this project. Historic and characterful from the outside, with beautiful modern and spacious living inside. Staying true to our belief that early investigation is the key to the success of every project we were able to flex our approach to what the building was telling us, along with clear and robust communications with the architects and contractor. Together we have injected new life into this old property that will take it long into the future.
